<p>In calculating the total cost of a timeshare or vacation plan, include mortgage payments and expenses, like travel costs, annual maintenance fees and taxes, closing costs, broker commissions, and finance charges. Maintenance fees can rise at rates that equal or exceed inflation, so ask whether your plan has a fee cap. You must pay fees and taxes, regardless of whether you use the unit.</p>
<p>To help evaluate the purchase, compare these costs with the cost of renting similar accommodations with similar amenities in the same location for the same time period. If you determine that purchasing a timeshare or vacation plan makes sense, comparison shopping is your next step.</p>
<p>Evaluate the location and quality of the resort, as well as the availability of units. Visit the facilities and talk to current timeshare or vacation plan owners about their experiences. Local real estate agents also can be good sources of information. Check for complaints about the resort developer and management company with the state Attorney General, and local Better Business Bureau and consumer protection officials.</p>
<p>Research the track record of the seller, developer, and management company before you buy. Ask for a copy of the current maintenance budget for the property. Investigate the policies on management, repair, and replacement furnishings, and timetables for promised services.</p>
<p>Get a handle on all the obligations and benefits of the timeshare or vacation plan purchase. Is everything the salesperson promises written into the contract? If not, walk away from the sale.</p>
<p>Don&#8217;t act on impulse or under pressure. Purchase incentives may be offered while you are touring or staying at a resort. While these bonuses may present a good value, the timing of a purchase is your decision. You have the right to get all promises and representations in writing, as well as a public offering statement and other relevant documents.</p>

<p>The concept of timeshares started since in 1960 at France. A resort owner there came up with a plan that giving people to own a part of the resort for sometime is more useful than renting them. His idea became very popular with time and this concept is used to make the timeshare property investment scheme. Though USA came up with this scheme lately but this scheme is very popular in USA.</p>
<p>So what the use of buying a timeshare? Why people want to buy timeshare property to enjoy a vacation? The answer is simple. With timeshare you become the owner of some part of the resort or hotel. You don&#8217;t have to book hotels, plan your holiday. All you have to do is simply enjoy your holiday at your own resort. The maintenance and other taxes are equally distributed among the people owning the hotel or the resort.</p>
<p>Once you are owner of the resort for particular amount of time every year then you are guaranteed to have that number of days as your vacation. Even in the non peak weeks you can be offered for extra week stay by the company. This is the plus point of popular and big companies. Another important thing is the exchange property terms. You can exchange your week stay with another person provided that person also bought the property from the same company. This exchange property belongs to people who don&#8217;t want to have same vacation every year. This is highly beneficial for them because it gives them enormous option to choose properties from worldwide to exchange with. <p>Many people get afraid of the contracts made by the companies. But good companies never do this. They give you relief from timeshare contracts. In short it is know as timeshare rescue. These companies arrange luxury as well as quality vacation for you. They even arrange some extra luxury and other amenities for you like swimming pools, tennis court. They never compromise with their quality of service.</p>
<p>The popular companies set up agreement with other timeshare companies. So you can even have a vacation in other company resort also. If you don&#8217;t want to have a vacation in a particular year then you can also send your relatives or friend to enjoy the vacation. All you have to pay the maintenance fee as usual.
